Electrical installation - What can you do?

by Dougal Kay

If you have bought an older property with a view to refurbishing it and selling it on at a profit, the key to getting the biggest margins is to do as much of the work as you can yourself, and minimise the amount that you have to pay out to a tradesman.

One aspect of home improvement that many people are afraid to tackle is electrical installation work. Quite often, novice property developers imagine that the rewiring of a house is an impossibly difficult task that should never be undertaken by them, and instead, pay out for a qualified electrical engineer to do the whole job for them.

While there are certain aspects of electrical installation work that are best left to the professionals, the vast majority of renewing an electrical system can be taken on, as long as you have all the right tools to hand, and are able to work safely throughout the task.

The most important thing about undertaking any work on an electrical system is to make sure that you turn off the power whenever you are working, and only turn it back on when you are confident that the job is done. By being careful you can avoid any accidents that might happen if you are careless.

Adding an extra socket is one of the easiest jobs that you can do as part of any electrical installation. Work in an orderly fashion, and plan out what you are going to do in advance of starting, and the job will only take a short time, and the results will be as desired.

The first thing to do is to find the ring main of the house and switch off the power. When you are satisfied that the electricity is off, simply cut the circuit and add a three way junction where you have cut the circuit. You then need to run off a spur from the power line to where your socket is to be positioned. Then, simply wire up your spur of wire to the appropriate terminals in the socket kit, and you are finished.

Adding an extra light is a similar task, except you will have to create an entire circuit off the ring main that runs power to the light via a switch or dimmer for control.

As we have seen, some electrical installation work does not require the services of a professional, although the key rule to follow with electricity is that if you are not 100% confident in carrying out the job to a safe level, turn it over to an expert.
